Assess the building

Establish suitability before specifying work.

Asbestos cement profiled roofing is present across commercial and industrial building stock in the North West. Based in Blackburn, we review commercial projects across the North West and nationwide. An appropriate asbestos survey, condition assessment, and risk assessment must be completed before any encapsulation work is specified or carried out. Where those assessments confirm sheets are in sound condition and encapsulation is the appropriate management strategy, a spray-applied overlay may provide a lower-disturbance management option than removal where competent asbestos professionals confirm that encapsulation is appropriate. We do not carry out asbestos surveys, removal, or disposal.

Your questions, answered.

What asbestos assessment is required before encapsulation in the North West?

An appropriate asbestos survey, condition assessment, and risk assessment must be completed for the proposed work. The required survey scope and working method must be determined by competent asbestos professionals before specification or application. We do not carry out asbestos surveys — arrange this with a competent asbestos surveyor or UKAS-accredited asbestos surveying organisation before contacting us.

When is asbestos encapsulation not appropriate for a building in the North West?

Encapsulation may be unsuitable where sheets are friable, extensively fractured, structurally compromised or where the proposed work would disturb the asbestos-containing material. Repair, partial replacement or removal may then be required. The work must be risk-assessed and classified before the appropriate contractor and controls are selected.

Can encapsulation work proceed on an occupied building in the North West?

Where non-disturbance preparation methods are practicable and the asbestos management plan permits the work under occupied conditions, encapsulation can usually proceed with appropriate access arrangements. Specific requirements are confirmed by the management plan and site survey.
