Commercial Gutter Lining in Blackburn

Leaking box gutters, valley gutters, and parapet gutters are among the most common and damaging sources of water ingress in commercial and industrial buildings across Blackburn and East Lancashire. The large stock of Victorian mill buildings, post-war industrial units, and flat-roof commercial properties in the BB postcodes includes many buildings where the original pressed-steel or asphalt-lined box gutters have reached or exceeded their original design life.

Gutter Lining · Blackburn

Overview

Where the gutter structure is physically intact — trough not deformed, fixings secure, falls adequate, substrate sound — a liquid-applied waterproofing membrane restores a watertight seal without the cost and disruption of full gutter replacement. HBS200 is the primary system: single-component, cold-applied liquid rubber requiring no hot works, no two-component mixing, and no specialist spray equipment.

All work is assessment-led. Forti Nova is based in Blackburn, allowing faster survey turnaround for local buildings than contractors operating from outside East Lancashire.

01

Why Commercial Gutters Fail on Blackburn Buildings

Pressed-steel gutter trough corrosion: The most common failure mode on post-war industrial and commercial buildings. Corrosion at seam joints, lap interfaces, and fixing points. Active corrosion or perforated metal requires metal repair or partial replacement before membrane application.

Sealant failure at joints and interfaces: Gutter joint and outlet connection sealants have a finite service life. Failed sealants must be identified and re-prepared before membrane application.

Asphalt gutter lining breakdown: Thermal cycling causes asphalt to crack, blister, and delaminate at edges and outlet interfaces. Where the asphalt substrate is still bonded, liquid rubber overlay is applicable with surface preparation and stabilisation.

Biological growth and debris: Moss, lichen, and debris accumulation holds standing water against vulnerable details, accelerating corrosion and joint failure. Clearance and cleaning required before survey or membrane application.

02

HBS200 for Commercial Gutter Lining in East Lancashire

HBS200 is the primary system for commercial gutter lining across Blackburn and East Lancashire. Key properties: cold-applied, no hot works; no specialist equipment — brush, roller, or standard airless spray; elongation 850% (ASTM D638) accommodating Pennine seasonal temperature range; adhesion steel/zinc 1.9 N/mm², aluminium 2.7 N/mm² (TDS); seamless once correctly applied.

HBS200 is not a structural repair compound. Warranty terms confirmed at specification stage subject to correct preparation, approved applicators, and manufacturer compliance.

03

Gutter Elements Included in Scope

A gutter lining specification covers: box gutter body (main trough and sides); valley gutter channels; gutter joints and lap seams; outlets and drainage point interfaces; parapet upstand faces and fillets in the gutter zone; pipe and duct penetrations; gutter edge terminations and metal flashing interfaces; corrosion protection at sound metal areas.

Not in scope: Roof membranes beyond the gutter zone; asbestos cement gutters (separate asbestos assessment required); rooflights; structural repair of deformed or perforated metal.

04

Substrates and Preparation

Pressed steel and mild steel: Mechanically cleaned to remove loose scale, rust, contamination, unstable coatings. Actively corroding or perforated metal requires repair before application. Surface dry and free of grease.

Asphalt and bituminous linings: Surface stabilisation required. Loose, delaminating, or cracked asphalt requires removal or repair before application.

Aluminium box gutters: Cleaned and prepared as for steel. HBS200 adhesion 2.7 N/mm² (TDS).

Concrete upstands: Loose material removed, cracks repaired, priming where specified. Structurally sound and dry.

Asbestos cement valley gutters: Not included in standard scope. AC valley gutters require separate asbestos condition assessment before any application work.
