Metal Roof Waterproofing in Blackburn

Profiled steel and aluminium commercial roofing across Blackburn, Hyndburn, the Ribble Valley, and wider East Lancashire represents one of the largest categories of building maintenance work in the area. The region's heavy post-war industrial development — factories, warehouses, weaving sheds, engineering works, and logistics buildings across BB postcodes — produced a large stock of metal-roofed commercial buildings that are now at or past their original design life.

Overview

Where the metal roof structure is mechanically sound — intact purlins and fixings, no structural corrosion through the section, adequate falls — SprayGrade spray-applied overlay extends service life without the disruption, cost, and waste of full strip-out. HBS200 handles all detailing: ridges, eaves, rooflights, abutments, and penetrations. On large commercial roofs both systems are used together.

Both systems are cold-applied, require no hot works, and can be applied on occupied commercial and industrial buildings. All work is assessment-led — no specification or pricing is produced without a pre-application site survey. Forti Nova is based in Blackburn, allowing rapid survey response and reduced mobilisation cost for East Lancashire projects.

01

East Lancashire Metal Roof Failure: Why It Happens

Metal roofing on commercial and industrial buildings in Blackburn and East Lancashire fails through several distinct mechanisms. The most common failure modes are: sheet lap corrosion at side and end laps — particularly on galvanised steel installed before modern coatings; fixing head corrosion where original stitching screws or through-bolts have corroded; ridge and hip sealant deterioration from thermal cycling through Pennine winters; eaves gutter interface failure; and surface oxidation progressing to active corrosion on older galvanised sheets.

The economic decision is whether the substrate has sufficient residual life to support an overlay membrane, or whether structural condition requires replacement. That decision cannot be made without a survey — it depends on fixing integrity, purlin condition, section loss, and falls geometry.

02

SprayGrade for Large Commercial Roof Fields in East Lancashire

SprayGrade is the primary system for large profiled metal roof fields across Blackburn and the surrounding area. Two-component, spray-applied, requires specialist dual-feed equipment and manufacturer-trained applicators.

Key properties: application rate 600m²+ per day (SprayGrade TDS) — relevant for the large multi-bay factory and warehouse roofs common in BB postcodes; elongation 850% (ASTM D638); cold-applied, no hot works, no naked flame; seamless membrane across the field; VOC-compliant.

Our Blackburn base reduces mobilisation time for East Lancashire projects compared to contractors travelling from outside the region.

03

HBS200 for Metal Roof Detailing

HBS200 is used at all detail areas on a metal roof where SprayGrade dual-feed spray is impractical. Typical applications: ridge and hip interfaces; eaves and gutter zone details; roof-to-wall abutments and upstand flashings; rooflight kerb surrounds; pipe, duct, and service penetrations; areas of localised sheet repair; restricted-access areas.

Properties: single-component, cold-applied, no hot works, elongation 850% (ASTM D638), adhesion to aluminium 2.7 N/mm² (TDS).

04

Substrates: Profiled Metal Roofing in Blackburn Buildings

Galvanised profiled steel (pre-1990 buildings): The dominant substrate. Must be mechanically cleaned to remove loose scale, oxidation, contamination, and unstable coatings. Structural integrity must be confirmed — through-corrosion requires metal repair before overlay.

Aluminium profiled sheet: Less common. Same preparation requirements. HBS200 adhesion 2.7 N/mm² per TDS.

Existing painted or coated metal roofing: Can be overlaid subject to compatibility and bond condition assessment. Incompatible or delaminating coatings must be removed first.

Not in scope: Asbestos cement profiled sheets — separate asbestos assessment required. Wall cladding panels — cladding refurbishment scope.

05

Survey and Specification Process

No specification and no pricing is produced without a pre-application site survey covering: roof structure and fixing integrity; sheet condition and section loss; falls adequacy and drainage; detail conditions; existing coatings; access requirements; and whether overlay is the correct approach or structural remediation is needed first. Where structural problems are identified, we report them clearly and will not produce an overlay specification until they are resolved.
